Ako ste u potrazi za stanom, verovatno se kao i mnogima oko vas ta potraga pretvorila u agoniju. To je čest slučaj naročito u doba pandemije, jer je ponuda ograničena, a cene skaču neprestano.

Cifre idu naviše i u našem regionu, konkretno u Hrvatskoj, a kako smo nedavno pisali – pre svega se ističe Split, gde se stan od svega 40-ak kvadrata prodaje za čak 230.000 evra.

S druge strane, srpska prestonica je tradicionalno najpopularnija, razlike u ceni stanova su drastične, kako u samom gradu, tako i u odnosu na ostatak zemlje.

Više puta smo pisali o tome da na rast cena utiče skok cena građevinskog materijala, pojačana potražnja koja premašuje ponudu, kao i poremećeni lanci snabdevanja.

Goruće pitanje je kako danas kupiti nekretninu u našem glavnom gradu, a uskladiti ponudu, odnosno izbor sa svojim budžetom? Recimo, ako znamo da je prosečna cena kvadrata trenutno oko 2.000 evra, to znači da stan od 50-ak kvadrata košta čak 100.000 evra.

Jeftinije opcije često dolaze s manama: previše udaljena lokacija, loša povezanost s ostatkom grada, loše saobraćajne veze, zgrada koja je tek u procesu legalizacije ili stan koji nije uknjižen. Sve to obara cenu, ali koliko je isplativo?

Šta treba imati na umu pre kupovine

Vodite se time da ni u “najidealnijim” uslovima po kupca, odnosno onda kada su cene pristupačnije (kao što se najavljuje za 2022.), nećete moći da dobijete “sve”, ako imate ograničeni budžet, a većina ga ima.

Ipak, pravljenje kompromisa ne mora uvek biti “bolni proces”. Naime, potrebno je da birate one adute koji uvek prolaze na tržištu, tako da stan možete lako da prodate sutra, ako zatreba.

Recimo, ako birate periferiju zbog nižnih cena, evo konkretnog primera: kvartove Kanarevo brdo i Miljakovac deli 10-ak minuta hoda, ali je razlika u ceni kvadrata prilična. Zapravo, ako sada kupujete stan, bolje je da “zažmurite” na neki evro više, da biste sutra bili mirni.

Zašto? Kanarevo brdo je bolje snabdeveno, ima nekoliko pekara, prodavnica, apoteka, i kroz njega prolazi više autobuskih linija, dok recimo, kroz Miljakovac 2, prolazi samo autobus 48. Mnogima je ta stavka bitna.

Ovo je samo jedan u moru sličnih primera, vezan za lokaciju. Oba naselja pripadaju drugoj gradskoj zoni, ali se Kanarevo brdo ipak mnogo bolje kotira. Isto je i sa Vidikovcem, odnosno Petlovim brdom.

Osim toga, obratite pažnju na spratnost, da li je zgrada legalizovana, a stan uknjižen. U tom smislu, više vredi nekretnina na obodu Beograda nego u centru. Iako je centar tradicionalno najskuplji, nije uvek i najbolja opcija. Proverite i instalacije ako je zgrada stara, parking (koji je danas mnogima “noćna mora”) itd.

zbegavajte stanove koji nemaju ono što tražite, ma gde da se nalaze. Drugim rečima, ako vam treba ostava, terasa, dodatna soba, a nemate novca za veći stan u centru, na Dedinju ili Vračaru, Novom Beogradu, onda radije birajte naselja su udaljenija od centra, pa samim tim imaju nižu cenu.

Stan prilagodite sebi

Ali, gledajte da su dobra “win win” kombinacija. Recimo, Sremčica se rapidno širi, cena po kvadratu u tom delu grada ide od 500 do čak 1.100 evra, ali naselje ima i svoje mane. Zavisi šta tražite, da li ste motorizovani, šta vam je važno pri odabiru mesta za stanovanje.

Ono gde biste takođe mogli da “pomirite” budžet i dobar izbor stana jesu stare, a renovirane zgrade. Novogradnja je uvek najskuplja, posebno ako u zgradi postoje razni sigurnosni sistemi/obezbeđenje itd. Recimo, mnoge stare zgrade danas obnavljaju fasadu i ulažu u prostor, a stanovi u njima su neretko jeftiniji od onih u novogradnji.

Recimo, mnogi se vode time da kupe nekretninu “na glasu”, ili tako da budu bliže poslu, odnosno prijateljima, porodici. To je često pogrešno, jer treba pratiti svoje potrebe. Posao lako možete da promenite, a ako niste ljubitelj centra grada – zašto biste hrlili u njega?

Birajte urbana naselja, gde je cena po stambenom kvadratu niža nego na top lokacijama, ali koja imaju ono što vam treba: za neke je to blizina vrtića, drugima je bitan dom zdravlja ili salon lepote, nekome tržni centar, pijaca, šuma.

Kako kupiti stan u Beogradu, a “pomiriti” i budžet i kvalitetan izbor? Ovo su opcije

Ako ste u potrazi za stanom, verovatno se kao i mnogima oko vas ta potraga pretvorila u agoniju. To je čest slučaj naročito u doba pandemije, jer je ponuda ograničena, a cene skaču neprestano.

Cifre idu naviše i u našem regionu, konkretno u Hrvatskoj, a kako smo nedavno pisali – pre svega se ističe Split, gde se stan od svega 40-ak kvadrata prodaje za čak 230.000 evra.

S druge strane, srpska prestonica je tradicionalno najpopularnija, razlike u ceni stanova su drastične, kako u samom gradu, tako i u odnosu na ostatak zemlje.

Više puta smo pisali o tome da na rast cena utiče skok cena građevinskog materijala, pojačana potražnja koja premašuje ponudu, kao i poremećeni lanci snabdevanja.

Goruće pitanje je kako danas kupiti nekretninu u našem glavnom gradu, a uskladiti ponudu, odnosno izbor sa svojim budžetom? Recimo, ako znamo da je prosečna cena kvadrata trenutno oko 2.000 evra, to znači da stan od 50-ak kvadrata košta čak 100.000 evra.

Jeftinije opcije često dolaze s manama: previše udaljena lokacija, loša povezanost s ostatkom grada, loše saobraćajne veze, zgrada koja je tek u procesu legalizacije ili stan koji nije uknjižen. Sve to obara cenu, ali koliko je isplativo?

Šta treba imati na umu pre kupovine

Vodite se time da ni u “najidealnijim” uslovima po kupca, odnosno onda kada su cene pristupačnije (kao što se najavljuje za 2022.), nećete moći da dobijete “sve”, ako imate ograničeni budžet, a većina ga ima.

Ipak, pravljenje kompromisa ne mora uvek biti “bolni proces”. Naime, potrebno je da birate one adute koji uvek prolaze na tržištu, tako da stan možete lako da prodate sutra, ako zatreba.

Recimo, ako birate periferiju zbog nižnih cena, evo konkretnog primera: kvartove Kanarevo brdo i Miljakovac deli 10-ak minuta hoda, ali je razlika u ceni kvadrata prilična. Zapravo, ako sada kupujete stan, bolje je da “zažmurite” na neki evro više, da biste sutra bili mirni.

Zašto? Kanarevo brdo je bolje snabdeveno, ima nekoliko pekara, prodavnica, apoteka, i kroz njega prolazi više autobuskih linija, dok recimo, kroz Miljakovac 2, prolazi samo autobus 48. Mnogima je ta stavka bitna.

Ovo je samo jedan u moru sličnih primera, vezan za lokaciju. Oba naselja pripadaju drugoj gradskoj zoni, ali se Kanarevo brdo ipak mnogo bolje kotira. Isto je i sa Vidikovcem, odnosno Petlovim brdom.

Osim toga, obratite pažnju na spratnost, da li je zgrada legalizovana, a stan uknjižen. U tom smislu, više vredi nekretnina na obodu Beograda nego u centru. Iako je centar tradicionalno najskuplji, nije uvek i najbolja opcija. Proverite i instalacije ako je zgrada stara, parking (koji je danas mnogima “noćna mora”) itd.

zbegavajte stanove koji nemaju ono što tražite, ma gde da se nalaze. Drugim rečima, ako vam treba ostava, terasa, dodatna soba, a nemate novca za veći stan u centru, na Dedinju ili Vračaru, Novom Beogradu, onda radije birajte naselja su udaljenija od centra, pa samim tim imaju nižu cenu.

Stan prilagodite sebi

Ali, gledajte da su dobra “win win” kombinacija. Recimo, Sremčica se rapidno širi, cena po kvadratu u tom delu grada ide od 500 do čak 1.100 evra, ali naselje ima i svoje mane. Zavisi šta tražite, da li ste motorizovani, šta vam je važno pri odabiru mesta za stanovanje.

Ono gde biste takođe mogli da “pomirite” budžet i dobar izbor stana jesu stare, a renovirane zgrade. Novogradnja je uvek najskuplja, posebno ako u zgradi postoje razni sigurnosni sistemi/obezbeđenje itd. Recimo, mnoge stare zgrade danas obnavljaju fasadu i ulažu u prostor, a stanovi u njima su neretko jeftiniji od onih u novogradnji.

Recimo, mnogi se vode time da kupe nekretninu “na glasu”, ili tako da budu bliže poslu, odnosno prijateljima, porodici. To je često pogrešno, jer treba pratiti svoje potrebe. Posao lako možete da promenite, a ako niste ljubitelj centra grada – zašto biste hrlili u njega?

Birajte urbana naselja, gde je cena po stambenom kvadratu niža nego na top lokacijama, ali koja imaju ono što vam treba: za neke je to blizina vrtića, drugima je bitan dom zdravlja ili salon lepote, nekome tržni centar, pijaca, šuma.
