Upis stanova i kuća u katastar nepokretnosti sada se obavlja elektronski. Prethodno je, međutim, neophodno uplatiti takse i pribaviti dokumentaciju od kojih neka dokumenta moraju da budu u originalu ili se podnosi overena fotokopija sa takozvanom “klauzulom pravosnažnosti”. Precizno uputstvo za ovaj postupak postoji na sajtu Republičkog geodetskog zavoda, zajedno sa iznosom taksi koje treba da se plate.

Prvo i najvažnije – nekretnina se upisuje u katastar na teritoriji opštine na kojoj se nalazi.

Republički geodetski zavod na svojoj internet stranici ima formulare obrazaca koji treba da se popune zajedno sa iznosima taksi.

Sa popunjenim obrascem i potrebnom dokumentacijom termin za predaju zahteva zakazuje se elektronski, preko sajta RGZ.

Posle predaje dokumentacije, na istoj stranici elektronskog šaltera mogu da se provere informacije o toku upisa u katastar.

Upis nove kuće, stana, garaže

Uz uplatu takse, nadležnoj Službi za katastar nepokretnosti podnose se četiri dokumenta za upis objekta i vlasništva.

To su popunjen Zahtev za upis objekta, za šta se formular nalazi na sajtu RGZ; potom izjava geodetske organizacije o prihvatanju izvršenja geodetskih radova na terenu; takođe i elaborat geodetskih radova.

Ako je za objekat izdata građevinska i upotrebna dozvola, dostavljaju se i one u originalu ili overene fotokopije. Svi detalji o dokumentaciji navedeni su na sajtu RGZ.

Promena vlasništva

Kada je reč samo o upisu vlasništva – bilo da je reč o parceli, objektu, stanu, poslovnom prostoru garaži koje već postoje – one su već upisane u katastar i sada se podnosi zahtev za provođenje promene, za šta obrazac takođe postoji na sajtu RGZ.

U tom slučaju neophodno je proveriti i kakav je status konkretne nepokretnosti u katastru. Nadležnoj Službi za katastar se uz zahtev podnosi ugovor na osnovu koga je građanin stekao vlasništvo, bilo da je reč o kupoprodaji, poklonu, otkupu stana, izgradnji, raspodeli imovine za života, doživotnom izdržavanju…  Ugovor mora biti u originalu ili overena fotokopija.

Određena dokumenta moraju biti sačinjena u obliku javnobeležničkog zapisa, poput ugovora o hipoteci, ugovora o prometu nepokretnosti i drugih.

“Ako je osnov za upis ugovor o otkupu društvenog stana, ne traži se pravni kontinuitet pre zaključenja ugovora o otkupu stana. Ako je ugovorom o kupoprodaji upis u katastar nepokretnosti uslovljen isplatom kupoprodajne cene, potrebno je priložiti potvrdu prodavca da je cena isplaćena u celosti”, ukazuju u RGZ.

    Branka miljkovica bb u NIsu.Godina kupovine je 5.12.1978 br 3527.Sada hocemo da sino stan poklonimo. Nekim slucajem

    tokom proteklih godina smo izgubili orginal ugovora.Mozemo li sa kopijom ugovora kod notara da izvrsimo taj prenos.

Upis stanova i kuća u katastar nepokretnosti sada se obavlja elektronski.
